Off-Site Construction

We’re continuously thinking of ways to add value for the owners we partner with and off-site construction represents a modern approach which benefits everyone.

Since the construction industry has started to modernize by taking steps toward industrial manufacturing techniques, our team has successfully integrated off-site construction methods into conventional building.

Off-site construction refers to the planning, designing, manufacturing, fabrication, and assembly of building elements at a location to support the rapid speed of, and efficient construction of a permanent structure. This type of building is faster, more regulated, and requires fewer coordination efforts, resulting in higher productivity and improved quality control.

We believe in a seamless process that includes collaboration among our Preconstruction and Design departments to determine if factors like the complexity of a project and economies of scale would benefit from these services. Once project-specific characteristics reveal that off-site construction is the optimal approach, the design is approved to the Owner’s specifications and the components are created in our new 85,000-square-foot facility.

Off-Site Construction Case Study

Chicago Heights Urgent Care

Most of the components needed for the Urgent Care in Chicago Heights were manufactured in our Off-Site Construction facility:

  • 11 exam rooms
  • Six restroom pods
  • An electrical distribution room
  • All exterior wall panels with aluminum-clad siding.

This method of construction offered three main benefits for this project:

Schedule Acceleration

The Midwest is infamous for its unpredictable weather, but for the first time for our team, that was not a factor. Building components for this Urgent Care were constructed in a temperature-controlled environment while the site work was being completed in the snow. The time we were able to shave off the construction schedule allowed the Chicago Heights community to utilize this healthcare facility much sooner than expected.

Quality

People often associate this method of construction with a lower caliber result. We’re constantly changing means and methods to drive perfection and streamline processes, but that doesn’t negatively affect the quality you expect from Tonn and Blank. All components are measured with 3D laser scanning equipment, cut meticulously by CNC routers, and thoroughly inspected by our Quality department. This avoids future issues in the field and secures consistent output.

Safety

Our controlled manufacturing environment sets the stage for point-of-use storage, allowing us to identify what is needed for each project. This reduces search time, unnecessary travel, and the probability of accidents.
